Living right on the Victoria waterfront inside a stunning, palatial mansion sounds like a dream. But it’s one that you can make come true — for $12.5M, that is.

That’s because a mansion fitting that exact description recently hit the Victoria market and it has just about everything you could ever want in a waterfront property.

Located at 249 King George Terrace in the affluent Oak Bay community, the home sits right on the shore of the Strait of Juan de Fuca.

Although the property is packed with luxurious amenities, the real gem is the pristinely designed backyard with a large pool, in-ground hot tub, sprawling patio space (including a heated, covered lounge area) and steps down to a rocky beach, giving you direct waterfront access.

This not only means you could launch kayaks right from your property, but you can sit out there and have a coffee with some unusual visitors.

“You can you see whales — they will migrate through there,” listing agent James LeBlanc said. “And obviously sea lions and seals too.”

The house itself, built in 2002, spans more than 14,000 sq. ft with five bedrooms and a whopping 10 bathrooms. And with all of that space to fill, the home has everything from an in-home theatre to a gym to a 2,000-bottle wine cellar. There’s also both a sauna and a steam room, and an elevator that runs between all three storeys.

The wood-panelled den with its grand fire place, office area, built-ins, and full-size bar would make working from home all that much more enjoyable.

And thanks to an abundance of windows, including ones that cover the 20-ft-high walls in the formal living room, there’s no shortage of breathtaking oceanscapes. The kitchen dining area in particular offers panoramic views of the water.

And over above the three-car garage, there’s a separate guest suite with its own kitchen, walk-in closet, and full bathroom, so any guests who come to stay would be extremely comfortable.

Specs:

“It’s a beautiful property, it’s so well built,” LeBlanc said. “You couldn’t replace this home.”

And you likely wouldn’t have to. At least not because of an earthquake. LeBlanc points out that the home has undergone seismic retrofitting to ensure that it’s earthquake-proof, adding that “they’re calling for a shaker at some point and this house will not go anywhere.”

Although luxury homes tend to take quite a bit longer to sell due to there being a smaller buyer pool, LeBlanc notes just how rare it is for a waterfront property like this to come on the market.

“We see probably maybe a dozen a year that come on,” he said. “You’re not seeing a lot of good waterfront coming to the market just because inventory issues are so bad in this province right now.”
